MTM Construction Appointed for New Speculative Industrial Project

Knight Property Group has announced the start of the final phase of development at Kingshill Commercial Park in Westhill, Aberdeenshire.

Following planning approval from Aberdeenshire Council, the award-winning firm is launching a speculative project that represents the first development of this scale to commence in Westhill in ten years.

Aberdeen-based firm MTM Construction has been secured as the lead contractor for the 15,822 sq ft industrial unit. Work on the one-acre site is scheduled to begin in early March 2026, with an estimated completion date set for the end of the third quarter of 2026.

The £5 million facility will feature a 10,811 sq ft workshop and 5,011 sq ft of office space. External features include an 11,948 sq ft concrete yard, 46 parking spaces, and electric vehicle charging points. Constructed with a steel portal frame and high-performance cladding, the unit offers an 8m eaves height and a 6m high electric roller shutter door. The structure will also include steelwork prepared for 10-tonne cranage, available via separate negotiation.

Sustainability is a core focus of the design, which targets an EPC 'A' rating. The building will operate on an all-electric infrastructure powered by 100% renewable sources, supplemented by solar PV roof panels to reduce utility costs. The space is intended for a variety of sectors, including renewables, subsea, oil and gas, infrastructure, and storage.

James Barrack Jnr, Director of Knight Property Group, said: "We have extensive experience delivering successful, sustainable speculative projects across Scotland and are excited to bring this high-quality development to Westhill. Building on the success of our previous schemes, we are confident it will attract new businesses and create valuable jobs for the region. We are also pleased to see MTM Construction start work on site."

Doug Milne, Managing Director of MTM Construction, added: "We are delighted to be able to commence construction at Kingshill Commercial Park. We have extensive experience of delivering high-quality industrial developments and look forward to working with Knight once again."

Located six miles west of Aberdeen city centre and seven miles from Aberdeen Airport, Kingshill Commercial Park benefits from proximity to the Aberdeen Western Peripheral Route (AWPR). The area hosts several established occupiers, such as Screwfix, Texo Group, and Toolstation.

Claire Herriot, Director of Savills, said: "This new speculative industrial unit will deliver much-needed high-quality space to the Aberdeen market at a time when supply remains constrained. We anticipate strong demand from a broad range of occupiers attracted by the unit's specification, location and connectivity. This development will provide an excellent opportunity for businesses seeking modern, efficient accommodation."
