Clyde Gateway Appoints Ryden To Drive £500m Innovation Masterplan

Clyde Gateway has appointed Ryden to lead the occupational agency and marketing for its landmark £500m Innovation masterplan.

The appointment marks a strategic move to accelerate occupier engagement and inward investment across the regeneration area, which spans the East End of Glasgow and South Lanarkshire.

The Innovation masterplan is a cornerstone of Clyde Gateway's long-term economic strategy, aimed at establishing a nationally significant cluster for high-growth sectors. The development zone—encompassing Shawfield and Dalmarnock—is designed to accommodate a diverse range of advanced industries, including:

• Life Sciences and Biotechnology

• Green Energy and Low-Carbon Technology

• Digital Technology and Advanced Manufacturing

• Precision Engineering

The masterplan will deliver a sophisticated mix of technical infrastructure, including specialised laboratories, research facilities, and flexible business accommodation. Crucially, the site is integrated into low-carbon heat networks, aligning with the sustainability requirements of modern industrial occupiers.

Ryden's remit involves fronting the masterplan from an occupational perspective, ensuring that upcoming space is tailored to market demand. The firm is already deeply integrated into the Clyde Gateway framework, acting as agents for the Red Tree Business Suites and the Innovation Shawfield cluster. They also serve as joint agents for XWorks, the next major addition to the pipeline, which focuses on high-tech advanced manufacturing workspace.

Angela Rowley, Head of Property and Development at Clyde Gateway, commented: "The Innovation masterplan is a key driver of Clyde Gateway's next phase of growth, and appointing Ryden reflects both the scale of our ambition and the momentum we are building. Ryden brings a deep understanding of the Glasgow market, strong occupier relationships and a proven track record in supporting complex, mixed-use regeneration. Their role will be critical in helping us connect the opportunity with the right businesses and accelerate delivery on the ground."

Gillian Giles, Partner at Ryden, noted the significance of the project within the Scottish market: "Clyde Gateway's Innovation masterplan is one of the most exciting regeneration-led commercial opportunities in Scotland. We're delighted to be working with the team to help shape and promote a pipeline that genuinely responds to what occupiers are looking for. Our focus will be on bringing strong market insight, clear positioning and active engagement with the business community."

The appointment coincides with a period of intensified market activity. Clyde Gateway is currently in discussions with joint venture partners and funders to fast-track delivery across the wider masterplan, with major showcases planned for upcoming industry events such as UKREiiF to attract international developers and occupiers.
