Fleming Homes Boosts Manufacturing With New Berwickshire Facility

Berwickshire-based timber frame specialist Fleming Homes has unveiled "Platform 1," a significant expansion of its manufacturing operations featuring a new factory and state-of-the-art CNC technology. The investment is designed to meet the growing demand for offsite construction solutions that reduce onsite labour pressures and provide more predictable build schedules for self-builders and contractors.

As part of the expansion, the company has introduced an enhanced prefabricated product range. This includes a new closed panel solution featuring factory-installed rigid insulation, airtight membranes, and internal battens that create a dedicated service cavity for plumbing and electrical work. The facility also enables the manufacture of roof cassettes, allowing for the rapid installation of vaulted ceilings.

A central feature of the new site is the installation of a CNC-controlled Technosaw from Essetre and Weinig UK—the first of its kind in the UK market. The saw integrates directly with Fleming Homes' design software, allowing components to be precision-cut from digital models to minimise waste and ensure high levels of accuracy.

Sarah Mathieson, Managing Director of Fleming Homes, stated: "Platform 1 is about making self-building feel more straightforward. When we can complete more of the work in the factory, we reduce complexity onsite, shorten build programmes and help customers move through the process with greater confidence."

She added: "The saw gives us enhanced manufacturing flexibility. It speeds up production and allows us to prefabricate more structural detail. That efficiency directly benefits our customers."

The project received nearly £200,000 in funding from South of Scotland Enterprise (SOSE). Jane Morrison-Ross, Chief Executive of SOSE, commented: "Fleming Homes' new facility will contribute towards all of these aims, with the efficiencies it will deliver helping reduce the time required to build new homes and cutting waste. In addition to supporting individual self-builders, the new capability allows Fleming Homes to expand its offering into the medium-scale commercial housing market. The company noted that increased factory manufacturing can also provide financial benefits to clients, such as improved cash flow through reduced upfront VAT outlay on qualifying supply-and-install packages.

Sarah Mathieson concluded: "Our standards and care won't change. This new facility helps us deliver the benefits of offsite manufacture at greater scale, while continuing to develop what we do and how we support our clients."
