DM Hall Launches Prime Dolphinton Development Site For Offers

DM Hall has brought to market a rural development opportunity at Carmaben Brae in Dolphinton, a sought-after commuter village around 22 miles south of Edinburgh. The land is offered for sale at offers over £650,000.

Bordering an established, high-quality residential area and set amid open countryside, the plot extends to approximately 2.60 hectares (6.44 acres). It lies within the current village settlement boundary identified in the South Lanarkshire Local Development Plan, indicating potential for future residential development, subject to the necessary consents.

Jennifer Campbell, of DM Hall, who is leading the marketing initiative, said: "Sites of this quality and location are becoming increasingly scarce, particularly in popular commuter villages such as Dolphinton. Dolphinton sits on the A702, approximately 22 miles south of Edinburgh and 31 miles east of Glasgow, with West Linton and Biggar nearby. The location offers convenient access across Scotland's central belt, attractive views towards the Pentland Hills and Tinto Hill, and a strong village character.

Currently laid to grass, the site features mature trees along its northern and western edges. SEPA flood maps do not identify the land as being at risk of flooding, and it is not affected by historic mining activity, making it a compelling and relatively unconstrained development proposition.
