The East Lothian Planning Committee has approved the development of a new glamping site on land situated east of 23A Boggs Holdings.

During a meeting on Tuesday, 13 January 2026, the proposal was granted permission following a tie-break vote by Convener Norman Hampshire, whose casting vote decided the outcome after members were split five votes to five.

The application had previously been discussed in August 2025 but was deferred to allow the developer to address various concerns raised by the committee and the local community. These issues primarily focused on the scale of the site, parking arrangements, road safety, and the potential impact on neighbouring livestock and residential privacy.

In response to the initial feedback, the applicant submitted a significantly revised proposal. Key adjustments to the project included:

• Reducing the total number of glamping units from six down to four.

• Relocating the pods eight metres further away from the nearest residential property.

• The introduction of a remote parking area.

• Enhanced landscaping and new fencing to improve screening.

• Updated management protocols, including the installation of an audio monitoring system and fire beater stations.

Despite these changes, the project faced ongoing opposition, with 15 formal objections lodged by residents concerned about the impact on the local area.

While the committee ultimately voted to uphold the planning officer's recommendation for approval, two additional conditions were attached to the consent. The developer is now required to submit specific details regarding external lighting and fencing for approval by the Planning Authority before any construction work begins on the site.
