NHBC Publishes 2026 Update To Its Standards

NHBC, the UK's leading new homes warranty and insurance provider, has issued the latest edition of the NHBC Standards, setting out the technical requirements and performance benchmarks for the design and construction of homes registered with NHBC.

The Standards also guide builders on what is needed to secure NHBC warranty and insurance cover.

Refreshed each year, the Standards undergo a thorough review intended to support continual improvement and uplift build quality across the sector. This edition includes editorial changes to streamline the numbering of tables and drawings and improve cross-references between chapters. Certain building control guidance has been removed to underline the Standards' role as warranty guidance.

The 2026 revisions include several notable updates. Chapter 2.1 revises Technical Requirement R3d. Chapter 3.2 updates advice on rendering in cold weather. Chapter 6.5 now aligns with current industry practice and the requirements of BS EN ISO 1461 for the galvanising of hot‑rolled structural steelwork.

Further changes see Chapter 6.11 provide an updated checked rebate drawing and strengthened guidance to ensure robust detailing at wall/roof abutments. Chapter 7.2 removes the prescriptive requirement for platforms in favour of a risk‑based approach and introduces a requirement for the zonal classification of underlays. Chapter 10.1 clarifies structural requirements for garage floors and introduces a requirement to separate absorbent materials, such as plasterboard ceilings, from single‑skin masonry walls.

Richard Smith, Head of Standards, Research & Technical Competency at NHBC, said: "NHBC is committed to driving quality in house building and the continuous improvement of the NHBC Standards is a key part of this. The comprehensive annual review process ensures they remain relevant and help builders and developers to deliver high-quality new homes. The NHBC Standards are a cornerstone in our mission to raise standards in house building."

NHBC says it continually reviews and updates technical content to ensure the Standards keep pace with industry needs, the regulatory landscape and, where possible, anticipate changing consumer expectations. The organisation consults widely with stakeholders to ensure the Standards remain relevant and provide builders and developers with the support needed to keep raising quality.

The new edition applies to homes registered with NHBC where foundations are started on or after 1 January 2026. Registered builders can log in to access NHBC Standards 2026 video guides, created by NHBC's Standards, Innovation and Research team, offering detailed explanations of the changes and practical guidance on achieving the performance requirements.
