Construction has started at French Street in Dalmarnock on a landmark 173-home regeneration, aiming to increase housing supply in Glasgow's East End amid the city's housing emergency.

The mixed-tenure scheme is being delivered by Thenue Housing and CCG (Scotland) in partnership with Clyde Gateway. It comprises 119 high-quality affordable homes for social rent and 54 private-sale properties to be led by CCG Homes. The project has secured £19m in grant support from Glasgow City Council.

Councillor Ruairi Kelly, Convener for Housing and Development at Glasgow City Council, said: "It is great to see work beginning on this major housing development in Dalmarnock, which will bring so many high-quality new homes for sale and rent to an area which has benefited so much from regeneration in recent years. The French Street development will meet the needs of a wide range of people and families, with homes of between one and four bedrooms being built, and we are happy to be part of the partnership which will bring these much-needed new homes to the city."

Situated around two miles from the city centre within the Clyde Gateway regeneration area, the site is a key element of the South Dalmarnock Sustainable Development Plan. The collaborative approach will re-establish the historic street layout and create a connected neighbourhood with a strong sense of place.

"Since our work began, we have supported the development of over 4,000 new homes, and it is really positive to see this new development coming to site alongside CCG who has been a key partner in the regeneration of Bridgeton, Dalmarnock and Rutherglen.

"The housing emergency is well publicised, and we will continue to support our local communities by providing homes where people need them and want to live."

Designed by Stewart Stevenson, the scheme will deliver a mix of tenure-blind apartments and family homes, offering one to four bedrooms. All affordable homes will meet Housing for Varying Needs standards, including fully wheelchair-adapted properties. The development will use advanced construction methods and connect to a district heating system to enhance energy performance.

Community benefits are also planned during the 18-month construction programme, including local job creation, training opportunities and investment.

French Street is the largest housing development approved by Glasgow City Council in the 2024/25 financial year and is scheduled for completion in 2027.
