7N Architects has submitted a planning application to Edinburgh Council for a new Purpose-Built Student Accommodation (PBSA) scheme on Russell Road. Developed on behalf of client Ardent Group, the proposal features 182 rooms and is designed to transform a derelict brownfield site.
The site is located on a key active travel route connecting the Roseburn and Gorgie areas of the city. The design of the new structure draws inspiration from the site's industrial heritage, featuring a well-proportioned aesthetic with a robust palette of high-quality materials.
The development is primarily composed of cluster flats which will offer generous shared living and dining spaces, aiming to foster a sense of community among residents.
Key features of the proposed scheme include:
–Accommodation Mix: Predominantly cluster flats designed to encourage connection.
–Amenity Space: Shared amenity spaces at street level to create an active frontage.
–Landscaping: A terraced courtyard garden, designed in collaboration with rankin fraser landscape architecture.
–Site Regeneration: Revitalisation of a prominent city centre brownfield site.
The proposal represents a step toward meeting Edinburgh's persistent and growing demand for high-quality student housing.
