£90.6m Housing Investment Programme For North Lanarkshire

North Lanarkshire Council is pushing ahead with its substantial £90.6 million Housing Revenue Account (HRA) Capital Programme for the current financial year, aimed at modernising and improving council homes across the region. A key element of this investment is a £28 million contract with Sidey Solutions, running from January 2025 to January 2027, dedicated to replacing windows and doors in hundreds of properties. This contract forms part of a larger £45 million investment specifically earmarked for triple-glazed windows and high-performance doors.

The positive impact of these upgrades is already being felt by residents. Joan Keenan from Newarthill, Motherwell, recently welcomed Councillor Michael McPake, Convener of Housing, into her home to witness the improvements firsthand.

Councillor McPake commented on the programme's tangible benefits: “This major investment will make a real and lasting difference to our tenants, keeping their homes safer, warmer, and more energy-efficient. It's fantastic to visit residents like Joan and see how these upgrades are already improving daily life. We're delivering on our promise to modernise our housing stock and support our communities with high-quality, energy-efficient homes.”

Tenant Joan Keenan expressed her satisfaction with the recent work: “The new windows and door have made a huge difference, and although just fitted a few weeks ago, my home already feels so much warmer and brighter. The fitters were brilliant and were finished in just a few hours and didn't leave any mess. They even managed to do it all without disturbing my garden, which I really appreciated.”

Beyond the window and door installations, the comprehensive housing investment programme includes a wide range of improvements:

• Over 1,300 solar panel installations, modern heating systems, and insulation upgrades designed to cut energy bills by up to 30%.

• A programme for new kitchens and bathrooms in homes reaching their renewal stage.

• Ongoing investment in external wall insulation and additional triple glazing.

• Installation of sprinklers in high-rise blocks and fire-rated doors in low-rise and sheltered housing.

• Upgrades to retirement housing facilities, featuring new lifts and improved access for older tenants.

This extensive programme aligns with North Lanarkshire Council's long-term objectives to meet national housing standards, including the Energy Efficiency Standard for Social Housing 2 (EESSH2) and the forthcoming Social Housing Net Zero Standard, ensuring homes are fit for the future and contribute to environmental goals.
