Robertson Construction Central East has announced the completion of the final phase of Moda, The McEwan, a prominent build-to-rent (BTR) neighbourhood in Edinburgh. Located on the site of the former McEwan's Brewery, the development is already rated the city's number one BTR neighbourhood on Homeviews and was the first of its kind in Scotland delivered by Moda and its funding partners Apache Capital, Harrison Street, and NFU Mutual.
The completion adds 139 new high-quality rental homes to the existing mix of studios, one-, two-, and three-bedroom apartments, catering to a diverse demographic choosing rental as their preferred tenure.
The delivery of this second phase generated substantial social, local, and economic value, totalling £32.8 million. This included almost £17 million spent with SMEs and £18 million invested directly within the local supply chain. The construction process also facilitated 419 weeks of on-site apprenticeship training and employed 244 local people. Notably, Robertson achieved the highest possible Considerate Constructors Scheme score of 45/45 during the build.
The completed development now boasts 15,000 sq ft of best-in-class amenities, all included as part of the monthly rent. These facilities comprise a 24/7 gym and fitness centre, a private dining room, co-working spaces, a cinema room, and rooftop terraces offering sweeping views of Edinburgh Castle. Residents also benefit from access to the MyModa app, enabling community connection, concierge services, and exclusive event bookings.
Strategically located in the heart of the capital, The McEwan offers excellent connectivity, being within walking distance of Haymarket station, the city centre, and major universities. The development also holds the distinction of being the first building in Europe to achieve the highest, 3-star Fitwel rating, underscoring Moda's commitment to maximising resident and wider community health and wellbeing.
Tony Brooks, Executive Chairman at Moda Living, commented: "Reaching practical completion at Moda, The McEwan is a landmark moment, and we're grateful to Robertson, Apache Capital and its investment partners and other stakeholders for helping to deliver the second phase of this fantastic neighbourhood. We're proud to be playing a role in the regeneration of Fountainbridge and to be welcoming residents into this already dynamic community, designed with health, wellbeing and community in mind, that makes it more than an apartment but a home."
Delivered in partnership with Robertson, The McEwan is a crucial component of the broader Fountainbridge regeneration, aiming to revitalise a historic area of Edinburgh with new homes, public spaces, and opportunities for the local community. The newly completed homes have already welcomed their first residents.
