The Water Row Masterplan in Govan, Glasgow, has been named Best Project by the Royal Town Planning Institute (RTPI) for Scotland.
This significant achievement recognises the multi-phase mixed-use regeneration project, which was supported by funding from the Glasgow City Region Deal.
The Masterplan, which began development in 2017, was led by Collective Architecture on behalf of Glasgow City Council, in collaboration with the Central Govan Action Plan. Its core aim was to revitalise the connection between Govan town centre and the River Clyde, creating high-quality public spaces around the southern approach to the Govan-Partick Bridge. This bridge has seen over 1 million crossings since its opening in summer 2024, significantly boosting local connectivity.
A key component of the design philosophy from the outset was the provision of new affordable homes. The proposals were developed through a collaborative effort with Govan Housing Association and local community groups. The final design successfully delivered 92 two-bedroom mid-market rent apartments and 700 sqm of commercial space across six premises, each designed to enhance Govan's vibrant town centre.
The project's design prioritised connectivity and placemaking, featuring staggered blocks that offer dynamic views both within the site and towards the surrounding areas. A defining edge to the new public square at the bridge's landing point further reinforces Govan's urban identity.
CCG headed up the construction of this landmark development, with final handovers completed in May 2024.
This latest accolade follows the project's recent win of the Homes for Scotland Affordable Housing Development of the Year Award (Medium). The Water Row Masterplan will now proceed to the RTPI UK Award finals, scheduled for later this year.
