Infrastructure Plans Approved For New Dunfermline Neighbourhood

Fife Council has provided approval for home construction company Taylor Wimpey's plans to progress with their process of delivering the new neighbourhood Whitefields in Dunfermline.

The company's Approval of Matters Specified in Conditions (AMSC) for a programme of infrastructure works that will include roads, sewers, SUDS and landscaping was green lit by the Council alongside a separate approval which includes the provision of a sewer outfall on Whitefield Road.

"We are very pleased to be continuing to make good progress in the significant preparations required to create our new Whitefields neighbourhood in Dunfermline," said Pauline Mills, Technical Director at Taylor Wimpey East Scotland.

"It's great news for the progress of this development to confirm that our AMSC application to Fife Council for site infrastructure has been approved, which allows us to begin our programme of work later this year.

"Following the conclusion of the planning application process for our outstanding AMSC application for the first 161 new homes, we hope to be in a position to start building the first new homes at Whitefields next spring," she continued.

"With the delivery of around 1,400 new homes, the creation of major new infrastructure and improvements to existing transport links, as well as the provision of substantial community benefits, Whitefields will be a brand-new community and place to call home in North Dunfermline."

She added: "This positive planning decision marks a significant step in bringing this

development forward and demonstrates our commitment to investing in the local area."

This latest planning consent is the next positive step in delivering this impressive, allocated and master-planned development in North Dunfermline.

It also follows the successful completion of enabling work off Whitefield Road, which included removing the Wester Whitefield farm buildings and work in the vicinity of the farm itself, which was completed successfully.

A decision on a further application from Taylor Wimpey East Scotland for the first new homes in Whitefields is expected in the near future.

This application aims to provide the first 161 two, three, four and five-bedroom new homes, including 93 affordable homes for delivery in conjunction with Fife Council.

There will be a substantial range of benefits to the local community, which include:

• The creation of around 1,400 new properties offering a range of apartments and detached, semi-detached and terraced homes to appeal to a wide range of potential homebuyers

• A new primary school

• Provision for shops and community facilities

• 25% affordable homes

• New cycleways and pedestrian footpaths will encourage green, active travel throughout the development and connect with the existing local communities

• Key transport infrastructure improvements to Kingseat Road (West) and Whitefield Road (B912)

• Incorporation of the new Northern Link Road into the development, including pedestrian crossings, to provide a safe route to schools

• Meadow grasslands to provide future homeowners with access to beautiful green open spaces to encourage healthy and sustainable living

• An equipped play area and an outdoor meeting space in Phase One of the development

• Measures to enhance the area for local wildlife and improve biodiversity through the inclusion of features such as bug hotels, and hedgehog highways.
