Aberdeen City Council has stated repairs to the city's Town House will be 'extremely complex and extensive'.
The work involves not just repairs and renewals to the roof, but also the clock tower and spire.
Access to the roof space and tower was extremely limited initially as the roof was covered for safety reasons.
However once scaffolding was erected, close inspection revealed the true extent of works required.
Careful work will need to be carried out on the 150-year-old building to renew slating and replace rotten woodwork.
Further works involve replacing ironwork and lead detailing, some of which is believed to be unique in the UK.
The council is now seeking to find the most cost-effective way to complete the vital works, including on the tower.
However, current works have not ceased and the contractor will continue with work on the lower roofs.
