Scottish rents are 1.6% higher than last year, according to the latest Scottish Buy-to-Let Index.
The data, published by Your Move, shows residential rents have increased 1.6% year-on-year.
The growth is the fastest rate of expansion since November 2014.
Glasgow & Clyde has experienced the quickest rise in rent, with monthly rental prices up by 5%.
The average rate of rent has matched the record high set during the 2014 market at £539.
Landlords' total annual returns have doubled in the past year, rising to 15.2% in April 2015 from 7.2% a year ago.
