Plans for a major extension to the St Giles Centre in Elgin have been recommended for approval, the BBC has reported.
The development would see the existing building remain, but would be extended to include three new floors as well as a bus station.
The developers, Robertson Property/Upland Investments, said the proposals would allow the town to compete with the larger towns like Inverness and Aberdeen, in addition to out-of-town shopping centres.
A decision on the plans is to be made by Moray Council on Tuesday (15 October).
The St Giles Centre was granted planning permission and listed building consent in 1987, with provision for future expansion.
It is understood the plans will more than double the current centre, creating an extra 4,500 sq m of space.
A report submitted to Moray Councillors is expected to say the town centre is unlikely to attract further investment without the extension.
