Barratt Developments has said current market conditions are "the most positive we have seen for five years".
In its Interim Management Statement, the housebuilding firm added that it saw a strong performance between January and May due to high consumer demand and an improving mortgage supply.
The company confirmed its private forward sales increased 28.5% to £1bn. This compares with £789m for the same period a year previously.
It added that a government scheme established to aid house buyers was also helping. The Government's Help to Buy scheme, provides homebuyers with a 20% equity loan towards the purchase of a property, and since the introduction of the scheme last month, Barratt said it had seen "a strong start".
As a result of the favourable conditions, the developer has been encouraged to increase its land purchases, with 17,000 plots expected to be bought in the 2013 financial year. This compares with 12,085 in 2012.
It finished by saying it expected its net debt to fall to about £100m by 30 June, a decline from £168m a year earlier.
