Asbestos has the potential to be located anywhere in any property in the United Kingdom that was constructed before it was totally banned in 1999.

If you are responsible for any Non-Domestic property, it is your legal duty to have put into practice reasonable steps to:

• Ascertain if there are any Asbestos Containing Materials (A.C.M.s) on the premises.
• Determine the type and condition of any such Asbestos materials.
• Presume materials contain Asbestos unless there is strong evidence to suggest otherwise.
• Assess the risk of disturbance/exposure of any Asbestos Containing Materials.
• Prepare and implement a written plan on how the risks are to be managed.
• Monitor, review, and update the Asbestos management plan periodically.

Asbestos has been the number one industrial illness killer for decades and the good news is that more and more companies and individuals are becoming aware that it is a legal duty to make an assessment of asbestos-containing materials in non-domestic premises, (which usually involves an asbestos survey) however, a large number of Duty Holders are not following up the report with an Asbestos Management Plan. Having the asbestos survey conducted is only part of the legal duty. This must be followed up by implementing a management plan where asbestos-containing materials are present within a building.

Asbestos Survey Types
There are 2 main types of asbestos survey –

Asbestos Management & Refurbishment-Demolition Surveys:

Some buildings may require 2 different types of survey. This could be when one part of a building is to be refurbished or demolished and also no work is planned on the rest of the property.

Asbestos Management Survey:
In this type of Asbestos survey all reasonably accessible areas are checked for asbestos. And samples are taken for analysis at an accredited laboratory. This survey provides a full report and clearly shows areas of asbestos materials. It tells you where the asbestos materials are located. And furthermore it includes assessments and recommendations for the management of the asbestos materials.
